first, read your lease agreement. if you can find any thing in there to break it then do it. second, talk to your landlord about your situation. maybe if you can find someone to take over the lease he will agree to it.

Really, if you only have 3 months left you should tough it out. The penalty is usually a months rent plus the security deposit, so that would only leave you with one month off. (of course this would vary by their offer)
You could get a sub-let. You would have to ask the landlord first.
